While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.

At Modera South Lake Union there are monthly fees including $2.00 for pest control; $25.00 for Valet Living Trash; $10.00 Amenity Fee; $14.00 Foxen Liability (optional); All other utilities including gas, water, sewer, storm water, courtesy patrol, common area electricity are charged based off of usage; electricity is based off of usage and due directly to Seattle City Lights. We have a pet rent of $50 monthly for each pet and a one-time refundable deposit of $350 for pets. We offer storage ranging from $25.00 to $75.00, bike storage for $15.00, Regular parking for $265.00 and EV parking for $300.00.

To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).

With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the first of the month, with a grace period extending to the third day of each month. Late fees will start on the fifth day of each month.
