Modera South Lake Union participates in the City of Seattle’s Multifamily Tax Exemption (MFTE) Program, which provides income- and rent-restricted apartment homes for qualifying households. The information below outlines the current program requirements, income limits, and application process. ABOUT THE MFTE PROGRAM
The Multifamily Tax Exemption (MFTE) Program is administered by the City of Seattle Office of Housing. Participating properties offer designated homes at restricted rents to households whose income falls within the applicable program limits. MFTE income limits are based on household size and a percentage of Area Median Income (AMI).

MFTE HOMES AT MODERA SOUTH LAKE UNION
At Modera South Lake Union, designated MFTE homes are available at different AMI levels depending on the home type:

• Studios: 65% of Area Median Income (AMI)
• One-bedroom homes: 75% of Area Median Income (AMI)
• Two-bedroom homes: 85% of Area Median Income (AMI)

QUALIFICATION
To qualify for an MFTE home, a household must meet the applicable income requirements established by the City of Seattle Office of Housing. Income eligibility is determined based on household size and total household income, including applicable income and assets considered under the MFTE program.

Income limits shown below represent the maximum annual household income for each household size and AMI level. Meeting the income requirements does not guarantee availability or approval for an MFTE home. Additional program requirements and income certification procedures may apply.

APPLICATION PROCESS
• Contact the Modera South Lake Union leasing team to inquire about currently available MFTE homes.
• Complete the required application and income certification materials.
• Provide the documentation needed to verify household income and other applicable eligibility information.
• The leasing team will review the information and complete the required income certification process in accordance with City of Seattle MFTE requirements.

REQUIRED DOCUMENTATION
Applicants may be required to provide documentation to verify household income and assets as part of the MFTE income certification process. The specific documentation required may vary based on each household’s circumstances.

Income Limits

The income limit that applies to an MFTE home depends on the home type and household size. At Modera South Lake Union, designated homes are offered at 65%, 75%, or 85% of Area Median Income (AMI), as outlined above.

Helpful Tip: The AMI level applicable to a home is based on the home type. Studios are subject to the 65% AMI limits, one-bedroom homes are subject to the 75% AMI limits, and two-bedroom homes are subject to the 85% AMI limits.
